Senior Commercial Property Manager | On-Site | Los Angeles County, CA
The Senior Property Manager is responsible for overseeing the day-to-day operations and financial performance of a commercial real estate portfolio in Los Angeles County, CA. This role will manage property operations, tenant relations, budgeting and forecasting, CAM reconciliations, vendor relationships, property inspections, capital projects, and property level financial reporting.
This is a fully onsite position. Remote/Hybrid is NOT an option.
The ideal candidate will bring strong leadership, financial acumen, communication, organization, and relationship building skills, with a focus on operational excellence and tenant retention.
Responsibilities
• Oversee the day to day operations and financial performance of assigned properties.
• Prepare and oversee annual budgets, forecasts, year over year expense analysis, variance reporting, and executive summaries for each asset.
• Develop and oversee CAM reconciliations and ensure an accurate and timely recovery process.
• Manage operating and capital expenditures in accordance with approved budgets.
• Oversee accounts receivable and accounts payable processes, including rent collection, accruals, payment of expenses, CAM estimates, true ups, reconciliations, and compliance with lease terms.
• Monitor collections and coordinate default proceedings as necessary.
• Build and maintain strong relationships with tenants, promptly responding to requests and coordinating with property and building teams to resolve issues.
• Evaluate vendor relationships across the portfolio and bid, negotiate, and manage vendor contracts using established best practices.
• Develop and manage a comprehensive property inspection process, including weekly, monthly, quarterly, and annual inspections as required.
• Ensure properties comply with established property management policies, procedures, codes, regulations, and applicable fire and life safety requirements.
• Provide leadership and oversight to property staff, including hiring, delegation, performance management, and professional development.
• Partner with internal teams and ownership to support property performance, tenant retention, and portfolio objectives.
Qualifications
• 10+ years of directly related commercial property management experience, with commercial experience managing retail, office, industrial, and/or warehouse assets.
• Preference for candidates with experience managing and developing a small team.
• Strong financial acumen with experience in budgeting, forecasting, variance analysis, CAM reconciliations, and property level financial reporting.
• Strong understanding of commercial property operations and tenant relations.
• Experience with Yardi is a plus.
• Strong leadership, problem solving, organizational, and communication skills.
• Ability to analyze priorities, manage multiple responsibilities, and delegate effectively.
• Strong customer service orientation with the ability to build positive relationships with tenants, clients, vendors, and internal teams.
• Valid driver’s license and reliable transportation required.
• Ability to travel locally between properties as required.
Compensation
$120,000 to $140,000 base salary, commensurate with experience.
