Title: Operations Director

Location: Coastal, AL (*Relocation provided)

Reporting to the General Manager, the Operations Director is responsible for the overall operations of the shopping center, ensuring a safe, efficient, and well-maintained environment. This role focuses on driving operational excellence, managing capital projects, and optimizing Net Operating Income (NOI) while maintaining high standards across the property.

Key Responsibilities

• Oversee daily operations, including maintenance, construction coordination, safety, housekeeping, and vendor services

• Support development and execution of budgets, financial forecasts, and 5-year capital plans

• Manage capital projects, including planning, bidding, and execution of property improvements

• Drive profit center performance across CAM, utilities, parking, and short-term leasing

• Maintain building systems and ensure preventative maintenance programs are in place

• Lead vendor procurement, contract management, and performance oversight

• Ensure high standards across common areas, landscaping, and overall property appearance

• Enforce safety and compliance programs, including OSHA and risk mitigation standards

• Respond to operational issues and emergencies, ensuring minimal disruption to operations

• Build strong tenant relationships, conduct regular store visits, and support tenant needs

• Partner with internal teams on construction, tenant coordination, and operational initiatives

• Support community engagement efforts, events, and property-level programs

Qualifications

• Bachelor’s degree in business or related field

• 5–7 years of operations management experience, preferably in commercial real estate or retail

• Experience managing budgets, capital projects, and vendor relationships

• Strong leadership, communication, and organizational skills

• Ability to travel up to 15% and work a flexible schedule as needed

• Valid driver’s license required
