COMPANY OVERVIEW
Our client is seeking a Property Manager position for the Geater Los Angeles market. The Commercial Property Manager is responsible for the day-to-day administration and implementation of policies, procedures and programs that will assure a well-managed and well-maintained property. This includes, but is not limited to, placing maximum emphasis on positive response to the concerns and needs of the tenants, and on increasing the value of the property being managed, in coordination and conjunction with the Owner’s goals and objectives. The Commercial Property Manager will ensure a high level of professionalism and foster positive relationships with tenants and vendors. Salary range $80-$100k.
RESPONSIBLITIES
• Oversee day to day operations of several commercial properties including supervision of maintenance staff, Assistant Property Managers, Property Coordinators and vendors
• Conduct regular meetings with development department and work with project managers to oversee the completion of tenant improvements consistent and in compliance with building standards, leases and tenant work letters
• Develop and maintain vendor and contractor relations; negotiate competitive bids and proposals
• Maintain building systems by contracting for maintenance services and supervising repairs
• Review and ensure the accuracy of accounts payable, including reviewal of monthly rent statements
• Administer collection of accounts receivable including following up on delinquencies
• Direct APM and oversee tenant move-ins, move-outs, and site inspections
• Assist Asset Manager with planning and scheduling of capital improvements
• Communicate regularly with brokers for property and leasing tours
• Facilitate and review due diligence process for new acquisitions, onboard new properties and tenants • Forecast & finalize annual budgets, quarterly variance reports, CAM & Op/Ex Reconciliations
• Oversee and direct portfolio maintenance schedules and all required testing
