Overview:
The Assistant Engineer is responsible for supporting the operation, maintenance, and repair of all building systems. This role utilizes multiple trade skills including carpentry, plumbing, electrical, painting, roofing, and HVAC-related tasks. While a Stationary License is not required, exposure to or knowledge of stationary engineering systems is a plus.
Principal Duties & Responsibilities:
Perform and maintain a rotating preventative maintenance program for building equipment.
Support the Building Manager by reporting any system-related issues and recommending solutions.
Coordinate with contractors performing work on building systems and assist with project oversight.
Review and inspect building renovations/construction to ensure satisfactory completion.
Maintain high-quality work while managing costs and minimizing service interruptions.
Monitor HVAC equipment operations, take equipment readings, and document daily meter readings every 2 hours.
Suggest energy-saving initiatives and operational efficiencies.
Maintain and update building drawings, equipment logs, and operating journals.
Ensure proper handling of waste, hazardous materials, and compliance with MSDS regulations.
Maintain positive tenant relationships and assist in resolving concerns.
Perform mechanical repairs such as replacing belts, bearings, motors, filters, and pumps, cleaning coils, painting, aligning equipment, etc.
Qualifications:
Knowledge of pneumatic systems is required; exposure to stationary systems is a plus, but a Stationary License is not required.
Minimum of 5 years’ experience in a building engineering role.
Skilled in mechanical, electrical, plumbing, and life safety systems.
Ability to maintain air handlers, pumps, chillers, cooling towers, boilers, exhaust fans, compressors, and more.
Strong organizational, communication, and documentation skills.
Willingness to work early mornings, flexible hours, and be on-call as needed.
Valid New York State driver’s license required.
Physical Requirements:
Ability to lift up to 75 pounds and climb ladders up to 25 feet.
Extended periods of standing, walking, and occasional driving between locations.
Dexterity and attention to detail required for equipment use and repair tasks.

Compensation: $75,000–$100,000 (willing to negotiate based on experience)
